HI, I'M JESSIE!

I am a multi-disciplinary creative, real estate investor, entrepreneur, mother, and wife. I am a passionate associate architect and designer, creating my own company in 2020. I also own a real estate investment company and rental properties.

I spend my days surrounded by an energetic and inquisitive son who keeps me on my toes, fur babies, art, color, books, and a man who can always get me out of my own head when I need it. I am a conqueror of spreadsheets. I love to travel and eat and experience the world. I also am very good at tripping on flat surfaces. It's a real gift.  I am ever an optimist and operate in the world with an open mind, as I believe it is what makes me a good designer. The human element is everything, and how can you know that part of the world, if you do not open yourself to it?

On the more technical side, I have a 5-Year Accredited Bachelor of Architecture Degree and a minor in Environmental and Conservation Biology from Philadelphia University (now known as Jefferson University). I have worked alongside teams of designers, professionals, and contractors for 12+ years, with projects that have exceeded $100 million dollars to construct.  From schools to hospitals to historic courthouses, my portfolio is diverse.  Of those projects, many have won prestigious awards from various organizations like The American Institute of Architects (AIA) and the U.S. Green Building Council (USGBC) who are also responsible for the LEED program; I have also worked closely on several LEED Certified buildings, of which some have reached the highest possible certification of LEED Platinum.

I've got to say that nothing hurts my soul MORE than going to a social event and hearing someone's horror storyA project was delayed. A project whose budget doubled. A contractor who walked away was only half done... I know I could have helped them, guided them, or at the very least lessened the burden... unfortunately I can't be everywhere at once.  And listen... this is NOT because those homeowners' lacked intelligence or vision... the fact of the matter is that most people go through only ONE major project in their life... that's it! How can anyone "get it right" in the first shot? Especially when NO ONE tells them how to design, read drawings, select finishes for both looks and durability and price, coordinate with designers, realtors, banks and landscapers, etc.?!

It may feel like you're playing chess inside a hamster wheel while also being responsible for maintaining your life, career, and family. Gee, wonder why it doesn't go well?!

Oh! That's because we're NOT superhumans!

I'm not going to lie to you; I and others like me are NOT cheap. Nor should we be, as we come with valuable experience, knowledge, and credentials. I don't say this to boast... my point is that to get the whole team experience, you could spend a pretty penny for those professionals.  You could spend an average of 10-15% of your construction budget on professionals before seeing dirt move. [1] [2] [3]

The median cost for a home in the United States for 2022 is $428,700 [1], so let's run some rough numbers...Say your ALL-IN budget is $500,000; 15% is $75,000.

Plus, you need...

4-6% Realtor(s) Commission Fees...

10%+ in reserve during construction for change orders (?)...

Additional $ for your driveway, underground utilities, landscaping...

Additional $ for any outdoor patios or pools...

Based on the rough calculations above, the TRUE budget set aside for your home is closer to $300,000... crazy, right?

Remember that 15% gets you A LOT of information and ensures you TRULY get the home you envision! Also, some of that money is unavoidable even if you forego a designer... you'll still need drawings and an engineer to get permits and approval to build. Still, it often makes those like myself inaccessible to those whose budgets cannot absorb those fees... and I do not like being inaccessible to anyone!
